Holiday apartments, Moselstraße 31, 54340 Bekond · Updated: 18.10.2026

General Terms and Conditions (GTC)

Landlord: Rebekka & Thomas Billen Immobilien GbR, Zum Kehrnagel 8, 54317 Kasel (private rental)Holiday apartments: Moselstraße 31, 54340 Bekond

1. Scope

These Terms and Conditions apply to all stays in our holiday apartments. For bookings made through booking platforms (e.g. Booking.com, Airbnb), the terms displayed at the time of booking on the relevant platform take precedence with regard to payment and cancellation. The apartments are let for temporary holiday or accommodation purposes; this does not create a long-term residential tenancy.

2. Bookings and payment (direct bookings)

The contract is formed when we send our booking confirmation. The amount and due dates for the deposit and remaining balance are set out in the booking confirmation. There is no right of withdrawal.

All additional costs, bed linen and towels are included in the rental price.

3. Arrival, check-in and departure

Check-in is available from 2:00 p.m., and check-out must be completed by 10:00 a.m. at the latest. Other times can be arranged individually.

Access is contactless using an access code. Please complete online check-in before arrival; the information is required by law (registration form). The access code will be sent once online check-in is complete and must not be shared with third parties.

If you exceed the departure time by more than 60 minutes without prior agreement, you may be charged for an additional night.

If the guest does not arrive and has not notified the landlord by 24:00 on the day after the agreed arrival date, the landlord may rent out the apartment to someone else; payment will be handled as set out in Section 4. No partial refund will be given for early departure.

4. Cancellation (Direct Bookings)

Cancellations must be made in writing (e.g. by email). The date on which the cancellation is received by the landlord is decisive. The following charges apply:

  • More than 14 days before arrival: free cancellation
  • 14 to 7 days before arrival: 50% of the total price
  • Less than 7 days before arrival or no-show: 90% of the total price

For stays of 14 nights or more, the following cancellation terms apply instead: more than 30 days before arrival, 50%; thereafter, 90% of the total price.

If the property is successfully re-let, the amount received will be deducted. Guests may provide evidence that the landlord incurred no loss or a smaller loss. A replacement guest may be arranged by prior agreement. We recommend taking out travel cancellation insurance.

5. Occupancy

The apartment may only be used by the guests named at the time of booking and may not exceed the stated occupancy limit. Visitors and additional overnight guests are permitted only with prior agreement.

6. Guest Responsibilities

Guests must take care of the apartment, its furnishings, and shared areas (garden, bicycle garage, sauna), and comply with the house rules and sauna rules. Any damage must be reported immediately.

Any defects discovered on arrival must be reported immediately so they can be remedied. Failure to report them may exclude claims relating to the defect.

Please leave the apartment clean and tidy by 10:00 a.m. on the day of departure: remove personal belongings, dispose of rubbish, wash and put away used dishes, strip the beds and leave all used towels together on the floor.

7. Breaches of the House Rules

In the event of serious or repeated violations of the house rules (e.g. significant noise disturbance, unauthorized overnight guests, smoking in the apartment), the landlord may terminate the contract without notice. The agreed rental price remains payable in this case; any savings and income from re-letting will be deducted.

8. Smoking

Smoking is prohibited in all apartments and in the sauna. A €250 special cleaning fee will be charged for violations. Guests may provide evidence that no damage, or less damage, occurred.

9. Pets

Pets of any kind are not permitted. In the event of a breach, a €250 special cleaning fee will be charged; guests may prove that no damage or less damage was incurred. Guests are liable for any damage caused by their pet and shall indemnify the landlord against third-party claims.

10. Electric cars

Charging vehicles using household power outlets is not permitted.

11. Entering the Apartment

The landlord or their authorised representatives may enter the apartment without prior notice in an emergency (e.g. water damage or fire risk) or to resolve urgent issues. The guest will be informed immediately. In all other cases, entry will only take place after prior agreement with the guest.

12. Wi-Fi Use

Wi-Fi may only be used in accordance with applicable laws. In particular, downloading or sharing copyright-protected content (e.g. through file-sharing or peer-to-peer networks), as well as accessing or distributing illegal content, is prohibited. Guests are liable for any legal violations committed through their internet access and must indemnify the landlord against third-party claims, including reasonable legal defence costs. The landlord may block access in the event of misuse.

13. Cleaning and Inventory

Final cleaning covers standard cleaning after normal use. Excessive soiling will incur additional cleaning charges based on the work required. Missing or damaged inventory items will be charged at their replacement cost if the guest is responsible for the loss or damage. Guests may provide evidence that no damage, or less damage, occurred.

14. Alternative Accommodation and Cancellation by the Landlord

If the booked apartment becomes wholly or partly unusable for reasons beyond the landlord’s control (e.g. water damage or heating failure), the landlord will inform the guest without delay. The landlord may offer an equivalent replacement apartment in the same building at the same price, with comparable size, occupancy and amenities. If no replacement apartment is available, or the guest declines the offer, either party may withdraw from the contract. Any amounts already paid for unused nights will be refunded. Further claims are governed by Clause 15.

15. Liability

We describe the accommodation to the best of our knowledge. The landlord is liable for intent and gross negligence. In cases of ordinary negligence, the landlord is liable only for injury to life, limb or health, and for breach of essential contractual obligations; in the latter case, liability is limited to foreseeable, typical damages.

The landlord accepts no liability for disruptions beyond their control (e.g. force majeure, power or water outages caused by third parties, severe weather or official orders). Use of the sauna and shared areas is at your own risk; the liability provisions above remain unaffected. The landlord is likewise liable for guests’ valuables only in accordance with these provisions; please do not leave valuables unattended.

The guest is liable for any damage caused through their negligence by themselves, their fellow travellers or visitors.

16. Privacy Policy

We process the data collected during booking and online check-in to manage your stay and fulfil our statutory reporting obligations. We disclose data to third parties only where necessary for these purposes or required by law. For more information, please see our privacy policy at mosel-blick.com.

17. Final Provisions

Photos and text on our website and booking platforms are intended to provide an accurate description; equivalent changes to the facilities may be made. Should any individual provision be invalid, the remaining provisions shall remain unaffected. German law applies.
